Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Standard Security Deposit: $400 Total - $200 due at application (refundable if application is cancelled within 3 days)
Extra Security Deposit: $350 (Refundable)*
Maximum Security Deposit: $500 (Refundable)*
**Security deposits are based on results of credit report. Security deposits are refundable at move-out, based on the condition of the apartment per a move-out inspection.
Pet Deposit (Refundable): $300 (for 1 or 2 pets)
Monthly pet fee: $35 (for 1 or 2 pets)
Termination Fee: Equivalent to one-month rent
Apartment Transfer Fee: $500
Package setup fee: $10
Storage: $50
Carports: $50
Garage (standard): $150
Garage (small): $160
Garage (medium): $175
Garage (large): $200
Garage Remote Deposit: $50 (Refundable)
Water/Gas/Sewer/Trash: Varies monthly based on usage.
Utility billing Fee: $4.25 monthly
NSF Fee: $20
Monthly Late Fee if not paid by the eighth (8) of the month, is $50.00.
Liability insurance if renter's insurance policy lapses: $13.22 (billed monthly)

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $300

Rent $35

Comments: Only one refundable deposit (for 1 or 2 pets) of $300 due at move-in. Monthly pet fee of $35 (for 1 or 2 pets). Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Enclave at Cherry Creek is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.

Applicant has the right to provide Enclave at Cherry Creek with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old as defined in 38-12-902(2.5) Colorado Revised Statutes; and 2.) if Applicant provides Enclave at Cherry Creek with at PTSR, Enclave at Cherry Creek is prohibited from: a.) charging Applicant a rental application fee; or b.) charging Applicant a fee for Enclave at Cherry Creek to access or use the PTSR.
